STEP 1
CHOOSE YOUR UNIT AND PAYMENT TERM

Choose a condo unit/s you wish to purchase. This is after you have browsed some information from this website and have communicated with me concerning a specific condominium project.

I will prepare computation based on your desired unit. You may also request for special payment term.

I will send you an email confirmation that I received from SMDC as a proof that the unit is successfully put on hold. The unit will be temporary hold under your name for 3 days in SMDC Sales Inventory.

STEP 2
SIGN THE RESERVATION FORMS

Once we verified the availability of your desired unit and you have decided on the payment term, you may now accomplish the reservation forms.


You may. For international buyers, download and print the following forms and documents to be filled-out.

You are then requested to send the forms with your signature through email attachment

(kindly email to: theleadingSMDC@gmail.com). Please note that this online processing of documents is for the purpose of reservation only. The Reservation Agreement will be signed by SM Development Corporation (SMDC) as your preliminary contract. This will make the developer keep the condo unit in your name for thirty (30) days while completing your requirements to purchase.

STEP 3
PAY RESERVATION FEE

STEP 4
SUBMISSION OF REQUIREMENTS

To complete your reservation, the following documents must be submitted within thirty (30) days.

INDIVIDUAL BUYER

  • Duly filled-out and signed Reservation Forms

  • Proof of paid reservation fee (If payment is made through online banking, bills payment or remittance)

  • Scanned copy or photocopy of passport or any valid government issued IDs with legible signature     (for all names appearing in the Reservation Forms & Contract)

  • TIN and/or duly filled-out and signed BIR Form 1904 (for all names appearing in the Reservation Forms & Contract)

  • Two (2) original copies of Notarized or Consularized Special Power of Attorney (SPA) (applicable to buyers based abroad)

  • Proof of Income (applicable to buyers with balance payable through bank financing)


If Locally Employed, one of the following: (For Ready for Occupancy units only)

  • Copy of latest Income Tax Return (ITR)

  • Original Certificate of Employment with position and compensation

  • Copy of latest 2 months pay slips

  • Copy of latest 3 months bank statement (should be where the payroll is credited)


If Self-Employed or Business Owner, one of the following: (For Ready for Occupancy units only)

  • Copy of Income Tax Return

  • Copy of Business Registration / DTI

  • Copy of latest 3 months bank statement (should be where the monthly income is deposited)


If Overseas Filipino Worker (OFW), one of the following: (For Ready for Occupancy units only)

  • Copy of Certificate of Employment or Contract

  • Copy of latest 2 months pay slips

  • Copy of latest 3 months proof of remittance or allotment slips

  • Copy of latest 3 months bank statement (should be where allotment is deposited)


CORPORATE / PARTNERSHIP / ASSOCIATION

  • Duly filled-out and signed Reservation Forms

  • Proof of paid reservation fee (If payment is made through online banking, bills payment or remittance)

  • Scanned copy or photocopy of passport or any valid government issued IDs with legible signature of the authorized officer

  • Two (2) certified true copies of SEC Certificate of Registration

  • Two (2) certified true copies of Articles of Incorporation

  • Two (2) certified true copies of By-Laws

  • Duly filled-out and signed BIR Form 1903 or 2303

  • Two original copies of notarized Board Resolution or Secretary’s Certificate authorizing the purchase of the specified condo unit and parking slot and; designation and appointing the officer authorized to sign any and all documents in behalf of the corporation

  • Latest Community Tax Certificate of the corporation

STEP 5
DOWNPAYAMENT AND MONTHLY AMORTIZATION

After paying the reservation fee and submission of complete requirements, SM Development Corporation (SMDC) shall be sending through email your Schedule of Payment (SOP) with due dates and amounts. Prepare to pay your monthly amortizations according to the date and amount of your SOP through post dated checks. After checks have been prepared, submit them to SMDC. Please request for a pick-up arrangement from us.

STEP 6
CONTRACT TO SELL (CTS)

The Contract To Sell will be processed once you paid at least 5% of the total amount payable provided all necessary documents have been submitted to SMDC. We will send the original contract papers to you through SMDC’s accredited courier.


When you receive the original documents and after reading and affixing your signatures on the contract, you are requested to send them back to SMDC two weeks after receipt.


After receiving the signed original contracts from you, these documents will be handed over to SMDC who will affix their signature/s and then have these documents notarized by a lawyer. You can then expect to receive a copy of the notarized contract.

STEP 7
FINANCING

Turnover balance is payable through lump sum or external financing-commercial bank. We will personally assist you in securing home loan approval. For faster assistance kindly call your agent.

STEP 8
CONTRACT TO SELL (CTS)

When the full payment has been cleared or bank loan has been released, you will be issued a Notice of Acceptance through email and mail. You will then be endorsed to Buyers Turnover Personnel so you can inspect your unit. And once it is ready for turnover SMDC will be sending the buyer a official turnover date of the unit/s.
